The St. Louis Economic Development Partnership (the “Partnership”) is a nonprofit corporation, established under Section 501(c)(4) of the Internal Revenue Code for the purpose of promoting and developing industry, commerce, and economic development in St. Louis County and the City of St. Louis, creating high-quality business and employment opportunities, and enhancing the quality of life by advancing long-term, diversified growth throughout the St. Louis region.
In furtherance of its organizational purposes, the Partnership works with STLVentureWorks to operate the STL Partnership Business Center Program (the “Program”), which manages several business incubators in St. Louis County and includes general business facilities. As part of the Program, the Partnership owns the Lemay Business Incubator, a commercial building that offers office, warehouse and retail space to emerging businesses in St. Louis County and the region. The Lemay Business Incubator is located at 315 Lemay Ferry Road, St. Louis, Missouri 63125, and includes a HVAC system with 11 roof-top units (“RTU”) of various ages and sizes.
The Partnership is in need of HVAC repair and/or replacement services, as further detailed herein, at the Lemay Business Incubator located at 315 Lemay Ferry Road, St. Louis, MO 63125 (the “Property”). The Property currently functions as a multi-tenant office, warehouse, and retail building.
The existing mechanical HVAC system is a multiple RTU forced air system of various sizes and ages. The entire system should be evaluated either for repairs to extend the life of the units or for replacement.
The Partnership issues this Request for Proposals (“RFP”) from qualified contractors to inspect the current HVAC system at the Property, advise Partnership staff on a recommended approach, and execute the selected approach (the “Services”).
Scope of Services
Minimally, the qualified contractor will (1) inspect the current HVAC system, (2) advise the Partnership on a recommended approach to repair and/or replace the current HVAC system, and (3) execute the selected approach.
It is anticipated that the selected contractor will work closely with the Partnership and its property management team to identify the most appropriate and efficient approach for repairing and/or replacing the existing HVAC system.
